Downtown Toronto

Street-front, mixed-use podium, transit-connected retail

Dense, pedestrian-first retail along main streets and in the ground floors of residential and office towers. Customers often arrive on foot or by transit, so frontage, window presence and proximity to transit stations carry real weight. Units range from narrow heritage storefronts to modern podium spaces. Restaurants, cafés, specialty retail, fitness and service uses are common, and food users should plan carefully for venting in older or mixed-use buildings.

Traditional high streets

Neighbourhood corridors across the old city and inner suburbs have distinct identities: some lean toward independent restaurants and boutiques, others toward everyday services. Many are represented by Business Improvement Areas. Units are often smaller with limited or no dedicated parking, and second-floor or rear access can affect use.

North York & Etobicoke

Main streets, plazas, mixed-use nodes

A blend of urban corridors, intensifying mixed-use nodes and established neighbourhood plazas. Retail demand often follows residential density and major arterial roads, with a strong presence of service, medical, food and convenience uses.

Scarborough

Neighbourhood & community plazas

Known for an extensive network of plazas serving diverse communities, with a strong food and grocery culture and many independent operators. Parking, visibility from arterial roads and anchor draw are key considerations.

Mississauga

Plazas, power centres, urban core

A large, varied market spanning a growing urban centre, established neighbourhood plazas and larger-format retail along major corridors. Car access and parking dominate most formats, while the city core is becoming more pedestrian-oriented.

Brampton

Community plazas, newer suburban retail

Growing residential communities support plaza retail with a strong mix of food, grocery, services and family-oriented uses. Newer developments often include purpose-built retail pads and units along arterial roads.

Vaughan

Suburban plazas, regional retail, emerging downtown

Combines established plaza retail, regional destination shopping and an emerging transit-oriented downtown. Formats vary from neighbourhood convenience to larger destination retail, and parking and highway access are important.

Markham & Richmond Hill

Plazas, mixed-use, destination food

Well known for destination food and diverse plaza retail, alongside intensifying mixed-use areas. Tenant mix, co-tenancy with established neighbours and parking at peak hours are common considerations.

Oakville

Historic downtown, plazas, suburban centres

A traditional downtown with boutique and dining character, complemented by plazas and suburban centres serving newer neighbourhoods. Main-street units often have heritage and signage considerations.

Reading a submarket for your business

  • How do customers arrive: on foot, by transit, or by car?
  • What draws traffic today: an anchor, transit, offices, schools, destination dining?
  • Which neighbouring businesses complement yours, and which compete?
  • What does local zoning permit, and what signage and patio rules apply?
  • Is the area intensifying, and could redevelopment affect the property?
